Grand Rapids’ Riverfront Transformation: A Look at Upcoming Developments

Grand Rapids is on the brink of a significant transformation along its downtown riverfront, with several major developments poised to reshape the city’s landscape and economy.

Fulton & Market Development

One of the most ambitious projects is the Fulton & Market development, a $795 million investment approved by the Michigan Strategic Fund Board. This project aims to convert nearly seven acres of underutilized land at the intersection of Fulton and Market into a vibrant mixed-use district. Plans include:

  • 670 new housing units
  • A 130-room luxury hotel
  • Over 38,000 square feet of retail space
  • 68,000 square feet of public greenspace

Construction is slated to begin in fall 2026, with completion targeted for 2029. The development is expected to create approximately 1,900 full-time jobs and 3,800 construction jobs, significantly boosting the local economy. Source

Affordable Housing Initiatives

In addition to the Fulton & Market project, the city is focusing on increasing affordable housing options. A notable initiative involves the transformation of a one-acre city-owned parking lot at the corner of Market and Wealthy Street Southwest into a $20-$30 million affordable housing project. This development will feature:

  • Space for food trucks
  • Outdoor entertainment areas
  • A small outdoor amphitheater
  • Pedestrian-friendly riverfront walkways

These features aim to enhance community engagement and provide much-needed housing options for residents. Source

Infrastructure Improvements

To support these developments, the city is also investing in infrastructure improvements. An agreement with the Michigan Department of Transportation (MDOT) has been approved to study the redesign of the US-131 and Wealthy Street interchange. The goal is to make the area safer for pedestrians and better accommodate increased traffic from the new developments. Source

These projects collectively represent a significant investment in Grand Rapids’ future, aiming to enhance the city’s livability, economic vitality, and community engagement along the riverfront.
